Alex Pardo · Storage Wins

I walked away from 750 house deals to buy my first storage facility.

In 2020 I left a profitable wholesaling business in Miami with no storage experience and none of my own money. Storage Wins is the room I wish I'd had — professionals and entrepreneurs buying their first cash-flowing facility, together.

Note: These four numbers are the fastest trust signal on the page — the first thing a podcast listener checks. All figures need Alex's sign-off before launch, and the members number is the one that matters most.

Most people aren't missing information. They're missing a way forward.

You've listened to the episodes. You've run the numbers on a few deals. Maybe you've even walked a facility. And you still don't own one.

That's not a knowledge problem. Here's what it actually sounds like.

I don't have the money

The most common reason people stall — and usually the wrong one. More on that below.

I don't know enough yet

Nobody feels ready before their first deal. Confidence comes from people who've already done it.

I keep analyzing and never make offers

Hours in a spreadsheet feel safe. Offers are what actually get deals done.

The number one objection

No capital of your own? That's where most members start.

Alex bought into self-storage in 2020 without using his own money. Members learn the same playbook: seller financing, creative structures, and partners and lenders they meet inside the community.

Nobody here is promising it's free or easy. On the call we look at what's actually realistic for your situation, your credit, and your timeline.

Note: This section exists to kill the money objection before it reaches the discovery call. Keep the honest framing — a critic-mode buyer walks the moment this reads like "no money down."

Note: The "Alex's facility" vs "Member deal" labels are not optional. Letting member wins read like they came out of the program — or Alex's own deals read like student results — is the fastest way to lose a sophisticated buyer.

Meet Alex Pardo

Alex spent 15 years flipping and wholesaling houses in Miami. In 2020 he walked away from a profitable business to start over in self-storage — no storage experience, none of his own money.

Today he owns facilities in Florida and Mississippi, hosts the Storage Wins Podcast, and helps people get unstuck and get their first facility under contract.

Faith and family come first. He's a husband to Natalie and a dad to two daughters, and everything he builds supports that.

Common questions

Do I need my own money to buy a facility?
Not necessarily. Alex bought into storage without using his own money, and members use seller financing, partnerships, and private capital — often from people they meet inside the community. On the call we look at what's realistic for your situation.
Do I need real estate experience?
No. Many members are full-time professionals starting from zero, and entrepreneurs coming from other businesses. What matters is being coachable and willing to act.
What happens on the discovery call?
A focused 10-minute call about where you are, your biggest bottleneck, and whether we're a fit. There's no hard pitch.

Make this the year you own a storage facility.

For people who are serious about buying their first facility in the next 6–12 months.
